"1924 Arts and Crafts Home"

The detail-oriented artist/designer owners have thoughtfully and carefully restored this 1924 Sears Catalog home "The Alhambra" over the past 12 years. It is in impeccable condition and includes a main house and a garden apartment. Situated in a lovely and quiet hillside neighborhood in the Lake Champlain Village of Westport, the .3 acres surrounding have been expertly landscaped for privacy with many flowering bushes and trees and extensive perennial borders. The landscaping also includes a lovely Zen garden and a private area for the practice of Tai Chi, but can easily be converted to grass.

The main house includes a sunroom/foyer, a living room, dining room, kitchen and attractive mudroom. Upstairs are four rooms, bath and hallway. Close by, connected to the main house by a breezeway, is a soon-to-be completed garden studio apartment, having a kitchen/dining/living area, bedroom and a bath. There is space to the west for parking for 2 - 4 cars. On street parking is also allowed.

The main house is entered under a covered porch. Mature Arborvitae provide privacy from the street. An assortment of evergreens, annuals and perennials border the entry path. Inside, a large sun room/foyer opens to the living room and dining room. These rooms have been painted with the traditional glowing colors of the arts and crafts era. They are trimmed with old growth Douglas fir crown moldings and have gleaming oak floors and high ceilings. A brick fireplace, with a hearth of Motawi handmade arts and crafts green tiles, with dragonfly accent tiles, is the focal point of the 18'9" x 14'9" living room. There are built-in bookcases on either side of the fireplace, as well as five built-in window seats in the living room and sunroom. The dining room has a period chandelier with a built-in breakfront, having leaded glass windows. The kitchen has maple floors and lots of cabinets and counters. Appliances in the kitchen, new 7 years ago, have been used infrequently because the current owners were away in the winter and traveled often during the summer. They include a Kitchen Aid dishwasher, wood paneled refrigerator and a Jenn Air gas stove with grill and griddle.

Of the four rooms upstairs, three are currently used for bedrooms and the other is used as a laundry and sewing room. The recently installed full bath is tiled with a pedestal sink, toilet and Jacuzzi. The bedroom closets have built-in drawers and shelving and have double doors, allowing for easy access. An attractive off white/buff finish has been applied to Douglas fir crown moldings and doors, highlighting the grain of the wood. The floors and the stairs down to the first floor are also Douglas fir, with a traditional finish. An expansive stair landing overlooks the living room and provides views of Lake Champlain and Camel's Hump framed by the sunroom window. An attractive mudroom with room for a bench has been added at the rear of the kitchen. It provides a passage to the breezeway, as well as an informal entry to the kitchen.

The heated garden apartment has a lovely entry and patio with a flower border and invites a variety of uses. It includes an 18'6" x 18'6" studio room, plumbed for a kitchenette, with sink and large storage closet and a separate 8' x 18' room and full bath. Originally a garage, the space was used as an art studio. The apartment was conceived for an older member of the family and is soon to be completed with paint and carpeting. It can be used as a guest space, a studio, a writer's get-away, a library, a professional office or a summer rental to music students. Both rooms have garden views and lots of light. A door to the outside has been framed into the 8' x 18' room to provide additional flexibility of use.

A full basement houses a Weil-McClain oil-fired hot water furnace, a sump pump a deep utility sink and the oil tank. The heating system is filled with anti-freeze and is designed to enable owners to drain the house easily and quickly and be comfortable leaving it unattended with heat on at 45 degrees during the winter.

The roof is asphalt shingle and was applied some time ago. A new sewer line was installed a few years ago. Water is supplied by the town, as are sewer services.

Westport is home to The Depot Theater , a cozy, non-profit professional theater contained within an 1876 railroad station and also the Meadowmount School of Music , which offers summer classes for accomplished young musicians, with distinguished alumni including Itzhak Perlman and Yo-Yo Ma. Their summer concerts are open to the public. Other town amenities include an 18-hole fully irrigated golf course with club house, a public boat launch area and a marina. Ferries to Vermont via Lake Champlain are close by and the quaint Village of Lake Placid, with its Olympic venues, fine dining and shopping is just minutes away.
